In order to present an application the following items are needed:

  • TAR application. Please make sure all sections are filled when applicable and the application signature is on pages 3 and 4.
  • Copy of each applicant’s DL
  • Last 2 tax returns
  • Last 3 paystubs
  • Last 2 bank statements
  • Application fee will be due once the initial review is completed. Potential tenants will be notified of next steps

  • No evictions
  • Property is non-smoking
  • 2 years verifiable rental history (will be verified by landlord)
  • 2 years of verifiable employment (will be verified by landlord)
  • No felonies
  • Current income to meet or exceed 2.5 times the monthly rent (joined income for married couples)
  • There will be quarterly inspections during the term of the lease
  • Tenant must have renter’s insurance during the entire duration of the lease including $100,000 for damage to the landlord’s property
  • Tenant to pay repairs up to $300
  • Only dogs under 25lb will be considered with additional non-refundable $500 fee per pet
  • Cleaning fee $350
  • All people residing in the property over the age of 18 must fill an application
