Requirements
In order to present an application the following items are needed:
- TAR application. Please make sure all sections are filled when applicable and the application signature is on pages 3 and 4.
- Copy of each applicant’s DL
- Last 2 tax returns
- Last 3 paystubs
- Last 2 bank statements
- Application fee to run background and credit check will be due once the initial review is completed and pre-approved. Potential tenants will be notified of next steps
Rental Criteria
- No evictions
- Property is non-smoking
- 2 years verifiable rental history (will be verified by landlord)
- 2 years of verifiable employment (will be verified by landlord)
- No felonies
- Current income to meet or exceed 2.5 times the monthly rent (joined income for married couples)
- There will be quarterly inspections during the term of the lease
- Tenant must have renter’s insurance during the entire duration of the lease including $100,000 for damage to the landlord’s property
- Tenant to pay repairs up to $300
- Only dogs under 25lb will be considered with additional non-refundable $500 fee per pet
- Cleaning fee $350
- All people residing in the property over the age of 18 must fill an application
